Short-Term Rental & Airbnb-Friendly Condos in Miami
Whether a Miami condo can be used for Airbnb-style short-term rentals depends entirely on the individual building's declaration of condominium and, in some cases, local municipal rules — there is no single citywide answer.
What to confirm before buying for short-term rental use
- Minimum lease term allowed by the condo association (some permit daily/weekly stays, others require 6 or 12 months)
- Any annual cap on the number of times a unit can be rented
- Whether the building operates a licensed rental/hospitality program through the developer or an affiliated operator
- Municipal short-term rental licensing requirements, which differ between the City of Miami, Miami Beach, Sunny Isles Beach, Hollywood and other jurisdictions on this site
Rental policy is one of the most frequently misunderstood details in new-construction sales presentations — it should always be confirmed in writing, current as of the day you sign, since some buildings can amend rental rules over time. Ask Diego for the current rental policy on any project you're considering.
