Questions to answer before shortlisting
- Rental strategy. Does the building allow short-term rentals (including Airbnb-style stays), or does it require 6- or 12-month minimum leases, or cap the number of rentals per year?
- Carrying costs. Association dues, reserve contributions and special assessment history (for existing buildings) directly affect net yield.
- Competing supply. How much new inventory is delivering in the same neighborhood over the same window — an oversupplied micro-market can pressure both rents and resale pricing.
- Exit liquidity. Branded and view-driven residences in established neighborhoods have historically traded with different liquidity profiles than off-brand product in emerging areas — track record varies by building.
