Miami Condo Maintenance (Association) Fees Explained
Monthly association (maintenance) fees fund the day-to-day operation of a condo building — and in Miami's amenity-rich new towers, they can range widely depending on what's included.
What fees typically cover
- Building staff (front desk, valet, housekeeping in some buildings)
- Insurance on common elements
- Utilities for common areas and, in some buildings, unit utilities bundled in
- Amenity operating costs (pools, spas, fitness centers, restaurants in hospitality-branded towers)
- Reserve contributions for future capital repairs (see our guide to condo reserves)
Why fees vary so much between buildings
A boutique low-rise with minimal amenities and a full-service branded tower with a private beach club, restaurant and 24-hour concierge will have very different fee structures, even at similar price points.
